Important: BidHaven is a Lead Generation Platform

BidHaven does not perform home maintenance services. We are a lead generation and marketplace platform that connects homeowners with independent contractors. BidHaven is not a party to any service agreement between homeowners and contractors.

  • BidHaven does not employ, supervise, or control contractors listed on the platform.
  • BidHaven makes no warranty regarding the quality, safety, or legality of any services performed.
  • Homeowners are responsible for independently verifying contractor credentials, licenses, and insurance.
  • BidHaven is not liable for any damages, injuries, losses, or disputes arising from services performed or not performed by contractors.
  • Contractors are independent businesses, not employees or agents of BidHaven.

1. Acceptance of Terms

By accessing or using BidHaven (bidhaven.net), you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using or accessing this site.

2. Homeowner Subscriptions

Homeowners pay an annual subscription fee to access the BidHaven maintenance planning platform:

  • First property: $48 per year
  • Additional properties: $24 per year each

Subscriptions are billed annually and auto-renew unless cancelled. Subscriptions grant access to maintenance planning tools, task reminders, and the ability to receive bids from contractors. Subscriptions do not guarantee that any specific contractor will bid on your jobs.

3. Contractor Lead Fees

Contractors pay a one-time lead fee to access a homeowner's contact information for a specific job:

  • Tier 1 ($10): Jobs with average value under $175
  • Tier 2 ($17): Jobs with average value $175–$249
  • Tier 3 ($25): Jobs with average value $250 or more

Lead fees are non-refundable except in the case of a confirmed homeowner no-show. If a homeowner confirms that a scheduled job did not take place, the contractor may request a refund. Refunds are issued only upon homeowner confirmation — not contractor request alone.

4. Contractor Requirements

Contractors using BidHaven must:

  • Hold all required state and local licenses for services offered
  • Maintain current general liability insurance (minimum $1,000,000 per occurrence)
  • Provide accurate business information and credentials
  • Comply with all applicable laws, including consumer protection and contractor licensing laws
  • Not use homeowner contact information for any purpose other than the specific job for which the lead was purchased

BidHaven reserves the right to suspend or terminate contractor accounts for violations of these requirements. Verification of credentials is the responsibility of the contractor; BidHaven does not independently verify all submitted credentials.

5. Limitation of Liability

To the maximum extent permitted by applicable law:

  • BidHaven's total liability to any user shall not exceed the amount paid by that user to BidHaven in the 12 months preceding the claim.
  • BidHaven is not liable for any indirect, incidental, special, consequential, or punitive damages.
  • BidHaven is not liable for any damages resulting from services performed or not performed by contractors.
  • BidHaven is not liable for property damage, personal injury, or financial loss arising from contractor work.

6. Dispute Resolution

Disputes between homeowners and contractors are the responsibility of the parties involved. BidHaven may, at its sole discretion, assist in dispute resolution but is not obligated to do so. Any disputes with BidHaven itself shall be resolved by binding arbitration in the State of Minnesota, under the rules of the American Arbitration Association.

7. Privacy

Your use of BidHaven is also governed by our Privacy Policy, which is incorporated into these Terms by reference. Homeowner contact information is shared with contractors only after a lead fee payment is completed.

8. Modifications

BidHaven reserves the right to modify these Terms at any time. We will notify registered users of material changes via email. Continued use of the platform after changes constitutes acceptance of the updated Terms.

10. Licensee Territory Renewal

BidHaven licensees who hold exclusive territory rights are required to pay an annual renewal fee to maintain their territory exclusivity and continued access to the BidHaven platform, marketing materials, and licensee support resources.

  • Current renewal fee: $500 per year, per territory. This fee is due on the anniversary of the licensee's territory activation date.
  • Subject to change: The renewal fee may be adjusted to reflect market conditions, platform operating costs, or competitive pricing. BidHaven will provide at least 90 days' written notice before any fee increase takes effect.
  • Non-payment: Failure to pay the annual renewal fee within 30 days of the due date may result in suspension of territory exclusivity. After 60 days of non-payment, BidHaven reserves the right to release the territory for reassignment to another licensee.
  • Reinstatement: A lapsed licensee may reinstate their territory (if still available) by paying all overdue renewal fees plus a $100 reinstatement fee.

Note: The renewal fee is separate from the initial license fee and the $500 deposit. It applies only to the ongoing maintenance of territory exclusivity rights.
